Samana Developers, the Dubai-based real estate developer, has announced significant progress on its Dh200 million ($54 million) Samana Hills and Samana Greens residential projects, coming up within Arjan Dubailand.
The project preponement will perfectly coincide with the new start date of Expo 2020, which is re-scheduled for October 1, 2021.
On the Samana Greens project, the Emirati developer said over 93 per cent of the construction work has been completed and the project is scheduled for delivery this October.
Samana Greens, located in Arjan Dubailand, sits on a total built-up area of 13,000 sq m. The property has 122 units comprising studios, one- and two-bedroom apartments and six retail spaces.
It has a distinct feature of a leisure deck that is home to facilities including a swimming pool and jacuzzi, landscaped terrace as well as a gymnasium with sauna and steam room.
Parking bay for the residents is located on the ground level, with one bay each for every apartment. The six retail spaces are on the ground level.
Rera’s site inspection team, which visited this month, lauded the construction progress despite hardships caused by the current pandemic.
According to Samana, the project remained slightly slow, first due to the failure of the contractor to complete it on the stipulated period mentioned in the agreement. Secondly, 15% slower construction activity due to Covid-19 related restrictions, but that was only from March to May.
Samana Developers managed to bring back the normal workflow with the changing of workers’ shifts. The workflow of Samana Hills project has resumed the pace of the pre-pandemic period, further accelerating the construction speed, stated the developer.
On Samana Hills, the developer said the G+5 residential project in Arjan Dubailand has reached over 50 per cent completion of its structure. Three slabs have been completed and concrete pouring of 4th one is starting in a day or two, it stated.
A luxurious resort-style apartment complex, Samana Hills comes up over a sprawling 100,000 sq ft area located opposite the Dubai Hills Estate. The free-hold property will house 205 apartments that include an assortment of studios and one-bedroom apartments.
Resort-styled, affordability and sustainability features boosted buyer interest, the features that also reduce the carbon footprint and living cost, said the statement from Samana Developers.
The contractors at all its projects are fully complying with the construction and Covid-19 related Standard Operating Procedures (SOPs) issued by the UAE authorities, it added.
Lauding the Rera team visit, CEO Imran Farooq said: "I am thankful to them for endorsing our efforts, resilience and steadfast commitment to build and deliver on time. Being firm during the challenging time has paid us well with the preponement of a Dh100 million Samana Hills project, which we plan to deliver it ahead of schedule."
"We will maintain the same pace which will eventually lead us to the preponement of the project, in Q3 of 2021, to perfectly coincide with the start of Expo 2020, which will kick off on October 1, 2021," he added.-TradeArabia News Service
